DESCRIPTION
Two (2) self-sufficient levels connecting families & close friends (maximum 16). Easily sleeps 10 Adults, plus 6 children age 15 and under.
Exquisitely maintained four-season cottage. Only 1½ hours from Toronto on prestigious, scenic Balsam Lake with 100 ft weed-free, sandy-bottomed swimming. Excellent swimming, fishing and boating on the premiere lake in the Kawarthas, popularly known as the "New Muskoka's of Ontario".
THE PROPERTY
Conveniently situated on Balsam Lake's West Bay, approximately 1 km South of the Trent Severn Waterway, which means it is directly accessible to the famous, scenic Trent-Severn Waterway with its many locks, beauty and points of interest. Also, it is 12km and 24 km from the towns of Fenelon Falls and Lindsay respectively. The Balsam Lake Provincial Park with its One Day Passes (for a carload of passengers) and various other facilities is just 14km (13 minutes) away.
The property is on the calm side of Balsam Lake's West Bay, with 100 ft of waterfront and a spacious dock measuring 36 ft X 5 ft. It has amazing sandy-bottomed swimming (absolutely no weeds) gradually increasing in depth to approximately 5 ft deep at the end of the dock, ideal for both kids and adults. Excellent for avid boaters, fishing, water sports and winter activities.
Large level treed lot (100ft x 228ft) makes it great for outside activities, evenings by the fire pit, games etc., lots of outdoor furniture, 2 BBQs and parking for approximately 8 vehicles.
Approximately 2 km North of our cottage is the very popular “Sand Bar” where many cottagers on Balsam Lake congregate with their boats and have a great time. The water there is shallow (perfect for kids), sandy-bottomed and usually warmer than other areas on Balsam Lake
Nearby offsite activities include camping, golfing, casino, snowmobile trails, marinas (who supply power boat, jet ski, boat and other marine toy rentals), boat cruises, restaurants, go-karting, horseback riding, mini golf, hiking, canoeing, kayaking and craft markets.
UPPER SUITE:
Large open-concept Living/Dining/Kitchen area, with vaulted beam ceiling, beautiful stone wall around Napoleon Fireplace adds ambiance. All this with panoramic lake views and unbelievable sunrises through large picture windows.
Upper Suite has a large fully equipped kitchen with ceramic floors, built-in dishwasher, smooth top stove, quality cookware, cutlery, appliances and much more.
Kitchen: Includes standing water-cooler for 5 gallon jugs of potable (drinkable) water, treated water supply to sinks, baths, toilets etc., dishwasher, microwave, toaster & toaster oven, electric kettle, Keurig K Duo coffee-maker using K-Cup pods (guests supply their own pods) makes coffee from pods or grounds (drip-type), blender, cutlery/crockery/pots and pans/cooking utensils etc., and large Dining Table

LOWER SUITE:
Scenic lake view from spacious open-concept Living/Dining Room/Kitchen.
Living Room opens onto a stone patio and a fantastic view of the large, treed waterfront. Patio has its own propane BBQ (no cylinders required) and is capable of wheelchair access to the Lower Suite coming across the lawn area. Unfortunately, the current internal layout does not facilitate independent wheelchair maneuverability & navigation through the passageway into the bedrooms.
Two bathrooms exist in the Lower Suite: One four-piece with double sinks and a huge bathtub with shower. The other is a full three-piece with large shower stall.
The eat-in kitchen is fully equipped with one exception. The Lower Suite stove has been removed as per the City of Kawartha Lakes regulations.
Kitchen: Similar to the Upper Suite: Includes standing water-cooler for 5 gallon jugs of potable (drinkable) water, treated water supply to sinks, baths, toilets etc., dishwasher, microwave, toaster & toaster oven, electric kettle, Keurig K Duo coffee-maker using K-Cup pods (guests supply their own pods) makes coffee from pods or grounds (drip-type), blender, cutlery/crockery/pots and pans/cooking utensils etc., large Dining Table
Also included:
- There is a chest-type freezer for additional convenience.
- Bedrooms comfortably sleep our guests and have lots of cupboard space.
- Full Laundry Room has its own high-capacity Washer & Dryer, along with built-in cupboards and a Utility Tub.
- Ceiling fans are in each room.
- The water supply throughout the cottage is treated, however, as it is our personal preference, each Suite has a standing water cooler for drinking and cooking purposes.
